Menkes sets early 2009 start date for Four Seasons hotel project

Menkes Developments expects to start construction of their $500-million Four Seasons hotel project in early 2009.

Site work began spring of this year on the two-tower luxury hotel/condominium complex, co-owned by Menkes, Concord-based Lifetime Urban group and Boston-based Halcyon Ventures Inc.

The start date has been delayed as Menkes undertakes a value engineering process and finalizes negotiations with the hotelier.

Construction documents were completed sequentially by Page & Steele Architect, while the preliminary design was completed in 2007 by architectsAlliance. Both firms are located in Toronto.

Consultants on the project include Stephenson Engineering (structural), MMM Group (mechanical) and Hidi Rae (electrical).

The East tower is a 55-storey hotel-residential building located at the northeast corner of Bay Street and Yorkville Avenue. It will house 100 condominium units above 250 hotel suites.

The West tower is a 30-storey residential building with 200 condominium units. It will be situated on the south side of Scollard Street, east of Bay Street.

A five-storey underground parking structure will be built beneath the two structures.

Menkes will begin the subtrade tendering process again in late 2008 or early 2009, as the design nears completion.
